HeyGen for Real Estate is a set of ready-made video formats inside HeyGen that turn a ZIP code or a Zillow, Redfin or MLS listing link into a narrated video, usually hosted by a digital twin of the agent. HeyGen says 13,500+ real estate agents create with it, and that the twin comes from a 15-second phone clip [1]. There is no separate real-estate plan. You set your profession to real estate at sign-up, and the formats appear on your home page under the usual credit-based plans.

Our verdict: it suits a solo agent or a small team that wants a steady weekly video habit without a videographer, on a paid plan, with someone checking every number before it renders. The limits matter. It has no automatic MLS integration, stages no rooms, and leaves disclosures and Fair Housing language to you. Budget in credits, not videos: one weekly market update fits the cheapest paid plan, while a near-daily habit needs a bigger one.

HeyGen launched its real-estate product in 2026 as its first product built for a single profession. The three core flows, Market Update, Listing Spotlight and Hosted Home Tour, all run on Video Agent, HeyGen's prompt-to-video agent, and sit on the home page as Video Prompts cards [2]. In Chat mode, Video Agent drafts a script and scenes that you approve before anything renders (Autopilot starts generating on its own), and planning is free. The result stays editable in AI Studio, so a price cut means editing one script line and re-rendering. No reshoot.

Format What you give it Presenter
Market Update Your own script, or just a ZIP code, city or neighborhood Your avatar
Listing Spotlight A Zillow, Redfin or MLS listing link Not needed
Hosted Home Tour A Zillow, Redfin or MLS listing link Your avatar

HeyGen's real-estate pages add templates around the core three: an agent introduction, a buyer consultation built from your existing PowerPoint deck, and a new-construction video drafted from a builder page you control or may use. On Pro and above (and Creator plans bought by 17 August 2026), that last one can borrow cinematic Seedance 2.0 shots. You review the script and every claim before rendering. Video Agent also lets you pick portrait or landscape, so one listing can feed both Reels and a YouTube channel.

The avatar behind Market Update and Hosted Home Tour is a Digital Twin trained on Avatar V. In My Avatars you choose New Avatar, then Clone a real person, and record about 15 seconds of continuous footage facing the camera. A phone works through a QR code that expires after 20 minutes, or you can import existing footage. Clips with cuts, poor light or no audio are rejected. Once captured, the same motion carries across new outfits and settings through Change Look.

Consent is not optional. On self-serve plans, every twin needs an on-camera consent clip recorded by the person depicted, reading HeyGen's text and a short code; screen recordings and AI-generated clips fail. Your assistant cannot record yours. A teammate records their own. You can redo an avatar once a month. Free includes one twin slot, Creator and Pro get one or five depending on region and account age, and Business gets five (ten in some regions). Our guide to HeyGen avatars covers engines and looks.

💡
Toolkit tip
Shoot the twin clip once, well

Record your 15 seconds facing the camera in steady light, with clear audio and no cuts. Footage that fails those checks is rejected, and an avatar can be redone only once a month.

What a weekly video habit costs in credits

HeyGen's pricing page lists Free at $0, Creator at $29 a month billed monthly or $24 a month billed yearly ($288 a year) with 600 credits a month, and Pro from $49 a month billed monthly or $41 a month billed yearly ($488 a year) for 1,000 credits a month. Credits, not the plan price, decide how much video you get, and our HeyGen pricing guide breaks the rates down engine by engine. Free is out for working agents. Its up to three watermarked one-minute videos a month are for personal, non-commercial use only.

Video Agent, which powers all three real-estate formats, costs about 80 credits a minute in Standard mode, and HeyGen shows an estimate before generating. By our arithmetic, 600 credits cover about seven one-minute Video Agent videos a month, so one market update a week fits with room to spare. A five-a-week pace, which a customer story credits to agent Jim McDonner, means about 22 one-minute videos and roughly 1,760 credits a month. That clears the 1,500-credit Pro tier.

HeyGen's pricing page lists the Pro 2,000-credit tier at $99 a month billed monthly or $82 a month billed yearly ($988 a year). Monthly credits roll over one extra cycle, but cancelling to Free or pausing wipes the balance, as our pricing guide explains. Talking-head videos cost less. Rendering your twin directly in AI Studio on Avatar V takes 48 credits a minute, so 20 minutes uses 960 credits and fits the 1,000-credit Pro tier, though you build the scenes yourself.

Two plan gates matter. Creator includes Avatar V only with limited usage, so a twin-heavy schedule pushes you toward Pro anyway. Seedance mode in Video Agent, the cinematic option suited to new construction, is Pro and above at about 240 credits a minute. Creator cannot buy credit top-ups on the web. When you run short, you upgrade to Pro, and Pro users move up a tier.

Count minutes before picking a plan

Multiply videos a month by their length and about 80 credits a minute for Video Agent in Standard mode. Up to about seven one-minute videos fit Creator's 600 monthly credits; more needs a Pro tier.

What stays your job: data, staging and Fair Housing

HeyGen draws a clear line around what it does. Read it as a checklist. The market-update tool turns the numbers and script you supply into a presenter video; it does not pull MLS data or invent comps, and there is no automatic MLS integration [3]. The ZIP-code shortcut has HeyGen research the market for you, which makes checking every figure against your own MLS more important, not less. A wrong median price in your face and voice is still your statement.

HeyGen is not a virtual staging engine. It cannot furnish an empty room, and its own guidance says listing videos should animate your photos and narrate script facts without staging rooms, swapping finishes or inventing features. HeyGen calls itself a production tool, not a compliance service: disclosures, property claims, Fair Housing language and branding remain the agent's responsibility [4]. It also tells agents to confirm brokerage, board and local advertising rules on AI likeness, and its Terms require disclosing AI-made output wherever the law does.

One habit from HeyGen's stories is worth copying: Vancouver realtor Craig Veroni labels every Reel as AI and fact-checks each script. On data, HeyGen's Terms give it a licence to train on your content, non-Enterprise users can opt out, and Enterprise data is excluded. Our safety review walks through each layer, including the face data behind your twin and how long HeyGen keeps it after you delete an avatar.

⚠️
Watch out
HeyGen will not check your claims

It has no automatic MLS integration, pulls no MLS data for market updates, stages no rooms and runs no compliance review. Prices, room features, disclosures and Fair Housing language in every video remain the agent's responsibility.

Brokerages, teams and White Glove

HeyGen's pricing page lists Business at $149 a month billed monthly or $119 a month billed yearly ($1,428 a year) for the first seat, plus $20 per extra seat a month, with 1,500 credits a month shared by the workspace. Extra seats add no credits, as our pricing guide shows. A five-agent office billed monthly pays $229 a month on the same arithmetic, and the shared pool covers about 18 one-minute Video Agent videos for all five agents together. Business also adds five twin slots, SSO and top-up packs.

Automation is billed separately. A customer story describes Florida agent Pedro Casanova's team sending stories through a Claude workflow and Zapier into HeyGen to publish daily. Plan credits do not pay for Zapier, n8n or HubSpot connections; those run on a separate prepaid API wallet. Price that line before promising your office an automated daily feed, since it never appears on the plan invoice.

White Glove is HeyGen's concierge service, where a HeyGen team member plans, polishes and produces videos with you. In HeyGen's customer stories, agent Kevin Williams publishes three to four White Glove videos a week, and leasing agent Lev Mills posts at least two a week across Facebook, Instagram and TikTok. HeyGen's pages describe White Glove without a price or a plan, so ask sales first. It is unavailable in workspaces using customer-managed encryption.

What the agent stories claim, and what they leave out

Every result in these stories is the vendor's account, not an audited figure. Per his customer story, Jim McDonner makes a full week of videos in three to four hours on Monday mornings, and an educational listing campaign helped sell a $650,000 property after seven days on market. The same pages add that this is no universal guarantee. HeyGen's customer story says Scott Henninger closes 25 to 30 transactions a year, nearly all from YouTube.

The working pattern matters more. Henninger records his own audio, generates the avatar video in HeyGen and finishes in Final Cut Pro. Veroni built his twin from his existing video library and still films property tours himself. Ryan Serhant's team writes the scripts for his HeySerhant avatar series. Australian broker Truly Finance reports more reach and comments but attributes no loan or sale to HeyGen yet. The twin replaces routine camera work. It does not replace judgment.

Frequently asked questions

Can I make Spanish versions of my listing videos?+

Yes, on paid plans. HeyGen's Video Translation dubs a video into 175+ languages and dialects with voice cloning and lip sync, up to 10 target languages per job, at 4 credits a minute per language for Audio only, 6 for Speed or 10 for Precision.

What happens to my twin if I cancel HeyGen?+

After a paid plan ends, avatar slots drop to one and extra avatars are locked, not deleted, until you resubscribe. Your videos and projects stay accessible, but unused credits expire when you drop to Free.

Does HeyGen keep the face data behind my twin?+

HeyGen's biometric notice says verification biometrics are deleted within minutes and face geometry is used for training only if you consented, which creating an avatar does not require. It also says biometric data is never sold.

The bottom line

HeyGen for Real Estate is a quick way to turn listings and local market notes into steady agent-hosted video, and the 15-second twin removes the filming barrier. Treat it as a production tool. Start on Creator if one weekly update is the goal, move to a Pro tier once you post most days, and choose Business only when several agents share one credit pool. Check every number against your MLS, label the AI, and keep Fair Housing review where it already lives: with you.
